Warmeriville - Interactive 3D real-estate commercial movie


For the French Agency “Nord Est Amenagement Promotion” we developed an interactive 3D visualization of a new planned housing area near the village Warmeriville. The “North Est Amenagement“ is specialized  in the sale of land, real estate and provides services for its financing. “Nord Est Amenagement Promotion” recognized the benefits of an interactive implementation of the landscape and urban planning for their processes in real estate marketing. Thus, we have been instructed to implement a real-time visualization of the new residential area Warmeriville.

We set the total size of the area to 1km x 1km. The estate itself comprises approximately 500m x 300m so we build and ambient terrain and wide view on the remaining space. The area itself is topographically at ground level which made it easier for us to develop.
Since the focus relies on a marketing of the land, architectural features of the building were secondary and should not look too obvious, so we decided to use simple construction methods. Also it was not necessary to do additional features like day and night cycles or moving vehicles and walking 3d people. The goal was to deliver raw material for a video of two minutes length, which we calculated in 2x of full-HD resolution.  We also delivered ten high-resolution 3D images for catalog prints which are created in 300dpi print.

After the goal was clear, we started using the digital development plan, which we got in CAD format. Most arch-viz projects are done using .dwg files as a base.  We also used a satellite image of the area, which allowed us later to build forests and existing infrastructure into the interactive 3D visualization. After basic structures were completed, we exported the project in our 3D real-time engine which was Leadwerks again. Here we put together all the 3D models and placed vegetation objects, vehicles and finally 2D people. A virtual camera movement and camera positions for the high-resolution images were defined with the customer's premises. Then we reached a stage of development where our client could now interactively make himself a picture of his so far only sketch-existent project.
After a successful inspection, the raw material was handed over to one of our professionals, who build a sound track around the movie.

The “North Est Amenagement Promotion” benefits in terms of possible re-use at no extra cost, and faster delivery of interactive 3D real-time visualization on our part. In addition, the production cost was about 60% lower than for traditional pre-rendered solutions. The entire development of a pre-viz step was omitted.  Due the fast rendering times in real-time, large parts in further cost like Render Farm Services were saved. In the context of real estate marketing clients can now take a virtual tour through the project and see what the housing area look after it has been build. With this new way of communication and "self-experience" the user immerges deeper into the 3D visualization.
